Mixed-Use Complex
Sustainable Mixed-Use Complex
About This Project
In Kurdish towns, life was never defined by buildings alone, but by the spaces between them—the streets, courtyards, and gathering places where people met, walked, paused, and connected. These shared spaces formed the foundation of community life and gave meaning to the urban environment. As cities expanded vertically, towers often became isolated from the life unfolding at ground level. We challenge this separation by placing people and public space at the heart of the development. Rather than beginning with buildings, the project begins with the creation of a vibrant, human-centered environment shaped by movement, interaction, comfort, and everyday experiences. The development is organized around a dynamic mixed-use program that combines residential, commercial, and community functions. Two twin towers anchor the project: a residential tower providing modern urban living and a commercial tower designed to support business and economic activity. These are connected through a commercial podium that activates the ground plane with retail, dining, and public amenities. At the center of the complex lies a community hub—a shared destination designed to encourage social interaction, cultural exchange, and community engagement. Beyond the urban core, a collection of villas offers a quieter residential environment, creating a gradual transition from the lively public spaces to more private living areas. By combining diverse functions within a cohesive masterplan, DASTAN creates a balanced urban destination where living, working, shopping, and gathering come together to form a connected and thriving community.
